Grey Pine Ventures is a private investment company. We place permanent capital into durable service businesses and real estate, with a focus on finding value add opportunities. There are thousands of businesses across the country that may need assistance with capital, marketing, sales, Human Resources, or simply want to exit their business. Our approach with both business and real estate is to provide not only capital, but also the marketing, sales, and technology support to grow.

We believe that focuses efforts in niche areas is a winning strategy. We operate in total addressable markets that are vast, so we don’t need to be the #1 to win. We can invest in communities, create jobs, provide quality living and accommodations and still create strong risk adjusted returns. We live by three key principles: patience, persistence, and performance.

  1. Patient capital is superior. Our time horizon is indefinite. This does not only include financial capital, but also human capital (we believe We believe people are the greatest asset to any business). Ensuring that we can earn the trust of our key customers and stakeholders is #1.

  2. Persistence over long periods of time yields superior results. Building durable businesses takes time. There is no get rich quick schemes. Getting the details right is important, and we focus on the highest standards for our operations.

WHAT TYPE OF BUSINESSES DO WE LOOK FOR?

We are seeking to make a controlling investment in a profitable, private company with annual revenues of $1 - $15 million, and owner's cash flow of $500 thousand - $1.5 million, located in the King County area.

We look to partner with owners who seek to transition out of management, seeking liquidity events, and/or looking to preserve the legacy of the business.

We seek out industries with strong recurring revenues, low Capex, and low business cycle exposure.


VALUE ADD REAL ESTATE

In real estate, we focus only on value add real estate in tertiary markets with strong upside potential. We look for assets that are between 10-20 units, that have been mismanaged and are in strong locations. The markets have strong economic fundamentals with strong job growth, economic engines (hospitals, companies, schools), and potential for appreciation through value add opportunities. Our time horizon is 20+ years, and only sell opportunistically.
